Understanding MLS
MLS was created
"by Realtors - for Realtors".
MLS access requires - an active Real
Estate License in the state services are
provided; active membership in both the National
Association of Realtors and a Local Board of
Realtors; a contract & paid
membership with the prevailing MLS service
company. Every MLS member must
adhere to the Realtors Code of Ethics and
all the rules and regulations set by their MLS
service.
There
is no such thing as a "national" MLS service.
While MLS is usually statewide, there can
be several MLS services within a state.
Each service has its own set of rules &
fines they charge for violating the rules. Rules
can differ between services, but here
are important rules that are common to most MLS
services.
1. To list on MLS each owner MUST have a
contract with only
one
Realtor, who
becomes the "broker of record".
In
this partnership Home Clearinghouse will
become your "broker of record", and your
fiduciary agent,
which means we are required by state law to
serve you with

2. MLS
is " cooperation with compensation". Every MLS
Listing MUST state a fee that will be paid to
the Selling Realtor.
In the MLS partnership, you decide how much the
cooperating fee will be. You do not pay more
than the fee you choose, even if you enroll in
one of our programs with a "back end" fee. Our
fees are never "in addition to" the cooperating
fee, they are taken out of the cooperating fee
you name.
3.
Sellers' website addresses CAN NOT be
specified or linked to the MLS listing. Your
featured listing on this website can be linked
to your own website.
